Are there plans to improve Connor Rd to cope with increased traffic?
Yes, we are widening the bridge just before the entrance to RiversEnd.
Transfer of each unit shall be affected asap after the sectional Title Register has been opened iro the Scheme.
Does this mean that transfer is possible before occupation of the unit is possible,
ie before the unit has been completed?
The architect will give his occupation certificate before transfer can be effected, so purchasers will take occupation before transfer. Therefore only completed units are transferred.
When will the facilities of daycare, clubhouse, pool, adventure playground be available to residents. The proposed clubhouse is currently the sales office-is there a deadline by when it will become a clubhouse? (Clause 10.5 of the Sale Agreement).
When the last phase of the development is complete, as these areas are being used as offices, storage facilities etc.
Who will cover the municipal rates on the undeveloped portion of the 9,6ha property before and during completion of subsequent Phases 3 and 4 - the owners of completed units or the Developer?
Rates on undeveloped land is carried by the developers.

What does Rivers End Residential Estate consist of?
The estate is 9.687ha of which approximately half will be developed into 459 sectional title apartments and the balance of the estate left as open parkland and wooded areas with natural pathways and lookout points.
What facilities will the estate offer?
The current sales office will become the clubhouse for the estate. The clubhouse will offer a lounge area, administration offices, a kitchen, and a TV room with a plasma screen. There will be a swimming pool, communal entertainment area, recreation facilities, daycare centre, walking trails and a playground for kids.
What security will be offered?
The estate will be fully fenced with an electric fence. There will be a 24-hour manned guard house at the entrance, linked to an armed response, plus a 24-hour patrolling guard.
How will I own my apartment?
When buying into the development, you will purchase a section(s) and an undivided portion of the common property, collectively called a unit.
How much will my levy be and what does it cover?
The estimated levy is R7 per m², therefore for a 64m² apartment, the levy will be R448.00. The Body Corporate will also invoice for each section's water consumption. Levies are paid on a monthly basis to the managing agents of the Body Corporate. The levy will cover:
  • Municipal rates
  • Insurance of the buildings
  • Common Property water, electricity, garden services and cleaning
  • Repairs and Maintenance of the common property
  • Security
  • Body Corporate management and administration fees
  • Body Corporate Staff
  • Reserves for maintenance
Your levy does not include your electricity usage, this will be billed to you separately.
